What should I do? House rental issues...

Last week I got my lot rent for my trailer house, and it usually runs about $250 (expensive, i know) but this month it was 340 something because the water bill was $80 more dollars than it should be. So I went in and talked to them at the office, and they figured out that they put on one two many 8's so it was actually $8 something....so everything is fixed...right? No...Today I got home from a job, and there was a notice on my door that I owe them the $80 that i didn't have to pay or else they will relenquish my lot in 5 days Well of course they give it to me on friday when they are usually not open on Saturday and not open on sunday so I probably won't get a chance to talk to them till Monday. This isn't the first time I have had to put up with their stupid mistakes!!! To top it all off, the lady that wrote me this notice, is the same one that watched me fix my last rent check! I am about ready to hook my house to my pickup and move it myself just to get away from this stupid trailer park! What should I do?? Just go talk to them and hopefully get lucky and not have to pay the $80 i shoudlnt have to pay, or threaten some kinda action so I don't have to put up with their stupidity again??

Not positive about Oklahoma, but I am pretty sure that they must take you to court to evict you from your lot. This may take several months to actually happen.

On another note, I would call & leave a message today. Then when they come in on Monday, they will know to expect you. Have a letter typed up saying that they had spoken with you and that the payment situation has been taken care of. You get a signed copy, they get a signed copy. I would probably still consider getting out of there is this has happened on a regular basis. My .02.

Sounds like it might just be a jumbled communication at their office, like somebody forgot to tell somebody else? If you haven't had other ongoing problems in the past then I'd think they would be reasonable about the whole thing.

I agree with the suggestion on the phone call, that is, a POLITE phone call, ha haha! Often it's best to pay the disputed amount with a separate check, then have them settle the issue of their mistake and credit your next month's rent. There's a space on the check where you can make a little note of 'disputed water bill' or whatever. Even simple logic would indicate that it would be rather difficult to use 8 TIMES your normal monthly water use?

I rented a trailer in GA . Rent was paid weekly and rent was due Friday . Rental agreement said if rent wasn't paid by Tuesday the Sheriff would come Thursday and put your stuff on the street . I guess apartments had similar deals . I'd see people's stuff put on the curb every week .

I also agree on making a polite call today and leaving a message. It establishes an initiation of responce, and might help to get someone on it first thing Monday morning. Whether you leave or not depends on the history there and previous problems or lack thereof which only you are cognizant of. The Leaning Tower of Pizza has been off camber for a long time and nothing you do will ever right it.
Have you looked for a parcel somewhere to buy and set your trailer on? Maybe have a septic and utilities put in?

Sell the trailer, forget lot rent, and buy a house. You are loosing money living in a trailer. Don't even try to tell me you are saving money. If you are saving money you have a huge savings account with cash in it right?

Now is a good time to buy, it's a buyer's market in most areas of the country. Do yourself and your family favor.

I'm not trying to pick on you, just giving you some advice from a guy who buys & sells homes for a living for over 20 years. I have not lost money on a house yet.

Geico is right, while interest rates are on the rise now is still the time to buy historically.

The folks who bought a few years ago at 4.75% - 5.5% are the ones who really made out.


Now, on the flip side if your trailer is paid what you really should do is find a nice piece of land and drop it out there. I know there will be some costs for sewer, water, electric, and gas, but after your initial investment you will be much further ahead. If you plan correctly you can even set yourself up to build a house right there in the future.


As for the water situation.... just do what has been suggested above. I know it's a real big aggravation, but be the bigger person and handle it appropriately.

That's very true regarding differences in local laws and ordinances. Many years ago I lost everything I owned except my car when the good old boy Mississippi landlord threw a lock boot on the front door of my mobile. Got a lawyer and never got anything back, as good old boys rule back there regardless of laws! This guy wouldn't even give us the formula and diapers for the baby!!! My mistake was in figuring I could stand up against this obvious injustice while forgetting I was a danged Yankee according to local opinion. Hasn't changed much around there to this day.....

Just thought I would let everyone know that I got a chance to talk to them today and got everything straightened out...Their corporate office in Colorado screwed up on their billing account and they didn't get the notice stopped in time. Aparently I wasn't the only one in the park this happened too... I told her if it happens again, im out.

I agree about losing money on a trailer house, this one has been nothing but problems, but all that being said, my family paid for the house and I get to live in it without paying it off, and if something breaks, i get paid to fix it, so I can't really complain! It's the cheapest rent for the quality around here though so thats a plus i guess..

I do want to find a nice piece of land and move this thing to it! I can't stand living in a trailer park! It's too close quarters for me!

Thanks for all your opinions! I really appreciate them!! If anyone has some land in Oklahoma that they want to sell for dirt cheap (no pun intended) please let me know!
