My house has been on the market for whole year now and I can't even give it away. It's only 3 years old, great location, I've had buyers too and the deal fell through.. It's eating me alive.
Advice from experience....if you even think you may have to sell in 10 yr don't buy where there is a new developement. There are 20 where my house is.
There is a developement 2 miles down the road offering the exact same house for 25k more and they are selling like hot cakes. You only need a job somewhere to qualify. the builder picks up the difference and of course tacks it on to the house anyway...you just don't see it. you wind up with a payment of 1/3 of what you really should be paying. then the bad news comes in about 5 yr when the fine print kicks in and you have to refinace. now the payment is 3 times what you thought.....you guessed it...For sale buyer motivated.
That 's not what happened to me. Job loss instead. even tougher.
I'll be paying for this one for years. No layoffs for 35 years they told me. Business is great. 6 mo into the job 1st lay off.
I survived 6 more before the axe fell.
oh well I still have my DCTD ..guess I can sleep in it at Walmart

The Apparaiser came buy yesterday and spent about an hour with the house. We won't know anything until Tues. or Wed. of next week. I hate waiting. Couldn't really get a feel for the guy so I have no idea what he is going to say it is worth. Could be high or could be real low. I have been talking to the buyers lender almost everyday and they don't forsee any problems (I hate I said that, now there will be some). If everything goes according to plan then hopefully we will close on the 14th. Keeping my fingers crossed anyway.
Everything with the new house is done. We did our walk-through earlier this week and they have already repaired the few problems we found. We are set to go on that house. Just signing paperwork.
