Re:Info on land

Out here in Colorado a few years back the wife and I were looking for "retirement" land (whenever the heck that happens). We found a lot of land for cheap as long as you wanted to drive 50 miles to the grocery store or gas station, or didn't want access in the winter time, or wanted to pay 30k+ to get on the grid (in several places you couldn't), and 10k+ for a well (many places you had to have 35 acres + to get a well permit). We finally found some land in a part of the state we loved, 8 miles from town with most everything you would need and 35 miles to a much bigger town with great facilities, power, water and phone right to the property line, year round access, even have a volunteer fire station 2 miles away and a fire hydrant right next to where our driveway will be (which for here sure helps on fire insurance, many people in the mountains/rural areas can't even get it) for the relatively cheap sum of 35k for 10 acres. The area is surrounded by BLM land and a National Park. Can't wait to start building. Just keep looking you'll find it sooner or later.

Re:Info on land

In the Raleigh metropolitan area you can't afford the land unless you are planning on developing it. Anything within 30 miles of Raleigh is going for 25-30K/acre with no guarantee it will perc. Any tract over 5 acres is subdivided and developed, it seems like.

I have my eyes on the land I used to help grow tobacco on growing up. 11.5 acres and I think I can talk the farmer's widow into letting me have it for 10-12K an acre - BUT - I may not be able to afford it when (if ever) she decides to sell.

Other than that you have to go at least 25 miles out to get any semi-affordable land and then have to fight bad traffic to get anywhere.

Just ask Jack what trafic is like around here

Land in central Massachusetts, 65 miles west of Boston, along I-90 is going for 45K-60K per acre depending on the terrain. It goes out of sight as you get within commuting distance of Boston, 100K and up. Heck, a condo parking space in town recently went for $165,000!

Re:Info on land

Been looking in Missouri for cheep land. If you don't mind being a distance from a town, you can pick up some nice land for less than $1000.00 per acre. Good hunting land, near lakes, streams and rivers.
We finally decided on a nice home with 5 acres to retire on near Springfield, Mo. for about $130 k. The farther out you go ... the cheaper things get.

Where I am in Key West, Fl. a person has to be extremely well off to by a TRAILER HOUSE !!! Not even worth looking at.

PISTOL

Re:Info on land

We bought 45 acres about 18 miles west of Little Rock for just under $1,800 per acre. Depending on where you go, land here is $500 to $5,000 per acre.
My nearest neighbor is about a half mile away. Got a good store a mile and a half away and plenty of shopping about 20 minutes away.
I drive 27 miles each way to work and wouldn't move back to town for anything.
Hunting and fishing is great. Nailed a slick head off the back porch as she was headed out across the garden. 200+ yard shot.
Will be having tenderloin, gravy, and homemade bisquits for supper tonight. It'll be ready about 6. Let me know NLT 4:30 if you're showing up.

Re:Info on land

Here in Rosenberg, Texas, land is around $20,000/acre. We just paid $22,000/acre for 22 acres. Land is expensive around here cause of where it is and the amount of expansion that is going on around here.

Re:Info on land

parts of southern Maine and southern New Hampshire have gotten down right rediculous. all the newby rich people come in and basically force the originals out due to taxes constantly getting higher. sure, you can head up no-ath and get land/a house for cheap!, but the economy is very little/poor up there.

Tom
