Bought a house!!!

Hey guys,

Thought I would share this with you.....



The lady and I decided it was a go on Saturday morning when we met with the owner/builder (about 1 home every two years). We still have to handle all the particulars and paperwork with the attorneys this coming week, but the owner took the for sale by owner sign down after we announced our intent.

Quick specs... 3200sq. ft., 3 BR, 4.5 baths, with 1st floor MB Full 13 course basement (my toy room!), hydronic radiant tube heat, Space Pak draftless AC, solid oak trim throughout, full masonry fireplace in great room, porcelain kitchen and bath floors, 3 car attached garage. Two story 32' x 48' barn with 100 amp service and all other utilities (my BIG toy room!), all on about 1.5 acres. The neighbor across the street owns the 8 acre lot to our north and has no intention of developing it. Now the kicker, the builder has a standing agreement with him to grant first right of refusal to that lot should he ever decide to sell!

If you don't mind ,what are property taxes on something like that? And how far are you from lifes conveniances? (shopping,fuel,food)Just curious!

Still waiting on the picture to be approved by a mod ( I know it's a holiday.), but to answer bumpy's question....


The taxes are $7500 anually , but until we pour the concrete for the drive (might do the heated variety given the fact that is 250' long and the boiler is already there for the hydronic heat in the house) and finish the landscaping (Spring 2007) it will stay "under construction" and the taxes will be almost nothing.

Almost forgot, we'll be a little way from the grocery store, about 1 mile from the interstate, and just down the road from fuel. The nearest mall is quite a skip and that suits me just fine, Cleveland is about 35 miles west, and my uncle's place (aka private range) is only 23 miles down the interstate and 2 miles off the ramp. So 26 miles from home to go shootin', huntin', and fishin' instead of the 71 miles I have to travel right now!

Brandon, I know you'll be hooking to a sled with the new truck, but if you ever make it up to Thompson to run the strip again you'll only be a few minutes from my place. The barn, you can barely see in the picture, is big enough to put a lift in. It has 3 over head doors. All are 10' high. One 10'W, one 12' W, and one 14' W.

That looks exactly like a house I delivered insulation to in Geneva OH., north of I-90, left at the lumber yard, except that drive was already concreted. Nice place. I deliver construction materials for Home Depot, out of Erie mostly, but other stores as needed.

Racer,

It's close to Geneva and it is north of 90. The driveway will be a little while. There's some good fill there right now, but I want it to settle well before I spend as much on the driveway as I could on another new truck.

I am from Erie as well. You are the first person I have seen from Erie on here
I was born there and grew up in Girard. Moved to Texas a few years ago to get out of the snow
