Wanted - Acreage

Hello folks!

We cannot find what we're looking for so, we're entertaining the idea of building. There is a lot of junk out here being offered for too much money.

One of us works in SE Edmonton, and the other in Fort Sask., so something East of Hwy 2 both on the North and South sides of Edmonton would be ideal. Condemned old house to be knocked down? Farmer want to subdivide treed bluff not in cultivation?

Wanted:
- 0.5 ac to 1.5 ac
- within 15 min. to Edmonton
- preferably maturely treed
- services on property or to property line (preferably city water and sewer)

my ol'mans building a shop & house right now near vulcan.
He had the same thought that there was a lot of crap out there that people wanted too much for what seemed so little.....

Well, he's at 250k for the quarter plus about 350k for the shop, electrical & utilities....

Turns out, the older properties are a steal of a deal when you start doing things from scratch.

Just my .02.

I wish!!!!!!!!! More responsibility and another phone, but no more money to go with it.

Research has been proving to me that building what we want will end up being cheaper depending on the price of land. I've got pretty much everything priced out so far except for the foundation - have a meeting this week on that.

In the end, maybe we just might get what we want instead of others' problems.

Unless someone knows of a house for sale, NE to SE side of Edmonton, with a garage long enough to fit my truck and access to the backyard to park a trailer, this is a rout I have to contemplate. Everything we've seen so far doesn't work for either of us.

I'm in the same boat. Was looking for a bigger garage/yard with a bigger house. Found just what we were looking for, 5 bedroom house just redone with a 30X40 shop at the apex of a cul-de-sac with huge pie shaped lot that still had lots of yard space and RV parking. The RV parking was at the junction of two alleys so backing in was easy.

Sold before we could even make an offer. Thought about acerages but around this area its $500,000+ for anything decent. More than we can afford.

We moved out of Cochrane a year ago because of the price of land, ended up in Sundre where it's still cheap enough to buy.

Yes it's an hours commute to get to work, or longer but it's worth every penny as far as I'm concerned.

We found 5.5 acres, 1800 sq ft house, 26 x 30 shop, pavement to the door and peace and quiet for $375,000. Sure the house needs a little TLC but I don't have any neighbors!

There are a ton of small acreages out here for low prices compared to anywhere else. What we have would have cost us a million bucks around the Cochrane area.

I wouldn't hesitate to do it again if I had too.

<sigh> My wife works downtown so Sundre would be out of the question. Its already 45-50min for her from Cochrane.

I do look at the Sundre area adds now and then and sigh.

I can relate to that. Some of the jobs I work on, I'm a finishing carpenter, I am on the road for 4 hours a day. It adds up big in time and mileage. As far as I'm concerned, it's still worth it for us.

Aint that the truth. We have been looking hard for a house and cant find anything close to what we want.

I'd imagine there has to be a decent amount of new lots being devolped that way? There is a TON NW of the city, and the prices are getting in check, I guess people still believe in this recession hype

A few in subdivisions, along with architectural building restrictions. So, as soon as you say subdivision, the land triples in price............its retarded.

Here's the thing about those restrictions, it's the devolper, no one else cares about it the county won't enforce it they don't care, and almost NO one will follow them. Currently building a house with my dad, the restrictions are no siding, no asphalt driveways, etc and so many are doing it. Everyone does what they want. NW there is 1/2 acre lots city sewer water for $130k, 1 acre for around $180-$200, in subdivisions. However, houses in the 1 acre lots are $750-1 million, and they are still selling for that, while the lots aren't. That's in parkland country, only 5 mins out of the city limits.

I wish those lots could be that close on the East side. That's where I need to be.

I went to go look at 3.27 acres last night way the heck out, still East of South Cooking Lake. 0.3 of the acres was actually usable as the other side was blocked of access by a natural creek and in a low lying area so no chance of any basement.
