If you get in a pickle and need some input, shoot me a PM, my girlfriend used to live in airdrie and is a blueprint drafter, she has fought with the city of calgary lots designing houses that are beyond the by laws......airdrie cant be that much harder haha

Win indeed! Only person to show up was the neighbour to support me, and he had an extra letter of support for it as well. Took them about a half hour to come out with the decision. I am quite happy. Now, time to go talk to the bank and extend my line of credit, time to start the building of a building!

1 extra power outlets
2 extra lighting
3 Air lines with moisture can cans
4 How bout a hoist.....

Ditto!! Great to hear Tate & nice work on how you handled the appeal & process.

Your garage is going to be awesome & although will cost a few bucks up front, will all be worth it in the increase value of your property.

When does the garage assembly GTG start?!!

#1 and #2, have been in the plans since day one. Air lines can be run after the fact. I'm not gonna run them before, because I have no air tools, and no compressor. One day, though. No hoist. I only have 10' ceilings, so that means I can only lift 4wd trucks up maybe 3' in the air. A lot of extra expense for not a lot of gain. I'm going heated floors instead, so my back and tools will be warm when I'm laying under one of the rigs.

Once I get back from Medicine Hat, I'm gonna get on having my permits issued and getting the plumbing and heated floors done. Once that is done, I can get the lumber at my leisure, and set up a weekend of wall building. No set date for that, all depends on how long it takes for my concrete to be done.

Tate let me know when you are going to start the wall building etc.. I will do everything in my power to get down there with my tools,, we will get those walls up tout sweet

One day you are REALLY going to want a hoist. Look at using scissor joists, they open up a lot of room overhead without raising the roof line.

My next garage will absolutely have room for a hoist. You can pick up a good used 9-10K 2 post hoist for $2000-$3000.

Good call on the in floor heat. I have it and it would be hard to not have it now, I'm spoiled!

Consider building a lean-to type of shed onto the side of the garage for the in floor heat stuff and future compressor. This gives more floor space in the garage, gets the noisy compressor out of your workspace and putting the hot water tank removes any source of ignition from in the garage should you decide to get serious about body work.

Also when laying the floor consider putting in anchors for frame straightening. Also a spot on the wall opposite of the door to bolt down a winch for sucking in dead vehicles. I have a small 12v ATV winch bolted to the floor and its awesome for pulling in dead vehicles from the alley.

I'm not saying to add all this right away but its good to think about it when laying the floor, especially if you have in floor heat.

Look into SIPS (Structural Insulate Panels) they go up quick and some give you the choice of interior and exterior finishes. I put up a 32' x 52' with 14' walls shop in a little over a day..

That's awesome Tate!!

If you spec your trusses right, you can easily get a 12 or 14 foot ceiling height in the center of the shop. My last shop had 10 foot walls with a 14 foot center "bay" and it was great. Never had it long enough to get the hoist in though. Maybe the new one I have planned will.

If I can get the time when construction starts, I'm in for a weekend of framing. The box itself shouldn't take more than a weekend to get up and sheeted.
