Rights as a tennant?
Well me and a buddy rented an airconditioned mobile home for 475 a month, but then found out the a/c doesnt work. The landlord and manager keep giving the runaround and now say they are broke and it is up to us to get windowunits or whatever. Is it in my rights to get the rent lowered since the central air doesnt work?

Well this is a good deal, with satellite internet phone water trash rent its about 300 a month for each of us. If I move, Ill probably lose $400 in deposit and another 4 or 500 for deposit on another house, not to mention deposit on electricity, dish, internet install on another house, plus were already all settled in. I can get a window unit for free. Im hoping I can just get it reduced but not sure. She'll be back Friday so Ill be talking to her then.
If you can get the window unit for free, or even if you had to pay for one (a one bedroom model is about $100 at lowes and a couple hundred for a real big one) you might as well stay. Sounds like a decent price and the money you'll lose on deposits doesn't seem worth it to leave. Just my .02 cents.
You might want to post your question here. If you do, give as much information as possible, including whether or not you have a lease or are on a month to month basis. If there is a written lease or rental agreement, include what it says about maintenance, if anything. If there is nothing, say so.
Be sure to include your state and post in the right forum and subforum, probably Landlord-Tenant Law/Repair And Maintenance.
Don't expect an answer right away. It can take a day or two.

You could have the A/C unit fixed and deduct that amount from the rent. Send them the A/C bill and the balance of the rent.
You could take them to small claims court also. If they adv ertized central A/C and it does not work, you'll win.

Here is what I posted on the legal forum, thought I should get the whole story on here as well.
Im new here so bear with me if this needs to be moved.
Okay, Heres the story. Me and a friend moved into a single wide trailer in the country. Rent is $475 a month, deposit was $350. We were told when we came into it that it had a brand new a/c unit. When I signed the lease, the landlord told me to go by the house and try the a/c and let her know if it worked. So I went there, and after discovering she had lost the keys, finally got it on. I had to be back at work, so I made sure it came on and when it did, i left. when I returned the next day, the a/c was not working. i let her know. She sent the repair man out the next day. He tells me that the unit had not been charged with freon and that he told her to contact him when power was turned on and he would come charge the system, as it cant be done without electricity. She did not relay that to me, and thus the compressor burned up according to the technician. That was Sunday August 19 that he was out there. Since then, she sent a window unit to have installed. This unit has some quirks: it has no cover so the air flow has no direction adjustability and it blows 24 hours a day 7 days a week, so it cant be very energy efficient. Plus this is a long house, so it does not cool the back half of the house at all. She now tells me it is my responsibility to get any additional window units. Also, I just got off the phone with her yet again. She says my rent is supposed to be $40 more and that I am paying rent amount for a non airconditioned house, though we agreed it was airconditioned and it is in the contract that rent is $475. She tells me to live with it or move out. She also starts blaming me for burning up the compressor, because I turned on the a/c unit before it was charged, even though she was the one who told me to turn it on. I am frustrated obviously and would like to know what my rights are, as to whether I can have the unit fixed and send her the bill or get my rent lowered, etc. Thanks in advance for any and all help and advice, Randy U.
