Major Boost Leak

Well, I hooked up my rubber 4" cap to the turbo and found out that the large intake manifold gasket was blown between two bolt sections. While I was there, I replaced both of the heater grid intake manifold gaskets as well. Now when I try to build pressure with my lil 12volt electric tire pump, i can't get over 10 psi cause I have another leak near the turbo. I can't figure it out. It seems that maybe the air is leaking around the shaft and pressurizing the oil filled center section and then leaking into the oil system. Is this possible. My soapy water revealed no other leaks and I can hear a hiss when I shut off the compressor. It takes about ten seconds to bleed off 10 psi. Is my turbo gone? I can only build 34 PSI with my Jammer 5's, and Hot Juice! Previous my fixing the intake manifold gasket, I could only build 31 PSI. Now I am at 5000' and it was 100* when I tried for max boost. I could build 35 PSI two months ago when it was 55* and all that I had was my RV 275's.

Long post but hopin' someone will chime in with extensive knowledge about turbo internals and tell me if it is possible to be leaking at the shaft when a boot if fitted to the intake of the turbo housing and filled with air.

221k miles, juice and jammer 5's on a stock turbo...i'd say the seals are prolly pretty well worn, but when the engine is running with oil pressure in the center section not that much is leaking thru there. but when you have the truck off and no oil pressure, the seals can not hold the 10 psi without bleeding off.
