Re:real estate prices ??

It would not surprise me to see in the near future for land prices to drop dramaticaly. Like 20-40%.<br>There, how is that for sticking my neck out?

Re:real estate prices ??

Well, Dieselcrazy, I live in Chester County, PA (West Chester), and 2500 sq ft 30 year old split levels on a 1/4 acre are going for almost $300K here. As Chester County is becoming the &quot;new&quot; Philly Main Line, people are pushing farther out - into Lancaster County, hence, rising prices.

My rental property: 3BR, 2 Bath, Brick/Block construction Split level that sold for $179K in 1993, was just appraised at $389K last year. (Yeah, Taxes are Killing me )
Small 3 BR brick Colonials in this area are selling for over $400K in less than a week.

Re:real estate prices ??

Don't come around Sarasota and expect to get a lot (oh so small) on the bay for less than $1 mil. Canal front is $500K. A new house is going up on the gulf on Casey Key that is 38000 sf. It is just down the street from a &quot;small&quot; new house that is 14000 sf that sold for 8 million. Rediculous (sure wish I had owned it, then I would not think it was rediculous 8) 8) ). They buy 2 &quot;small&quot; older (like 70's) 4000 sf houses on the bay for 1.2 - 1.3 million each, bulldoze them, then build one 10,000 sf house on the two lots. Then, put it on the market for $6 million. Not bad.

Re:real estate prices ??

I'm in what's called the Old Northeast part of Kansas City, where the houses are mostly from 70-110 years old or thereabouts. Our house was built in 1899, 3100 square feet. 4 1/2 years ago, we paid $43k for it. It was excellent structurally, but we've redone or replaced just about everything in the house in that time and we're about to find out what the bank thinks it's worth in the next few days for a refinance.
