Exclamation Odd Feeling In Stomac

Well guys I'm about to make an offer on our first home. It's me and my fianc`ee Andrea so it's a big step. I'm only 23, and she's 19, so were a young couple. It's a nice house and we can afford it but it's gonna be tight for a while, here's a link

The guy is a hunter, country house, and really outdoorsy. It's 300k and I'm about to make an offer. How many of you feel sick to your stomac before handing over that kind of dough?? I only have about 20k to put down ( stupid money sucking truck) But it really feels odd. I feel excited to do it, but nervious and really worried too? am I the only one?? How old was everybody who bought the house?? (PS can do anything to any vehicle so if you need work I can save you some money if ya help me out, need a liver or something like that) Wish me luck guys I'm scared as all get out, but it's a nice house. Once inside it feels so good, just down right homey (not that kind) but you know the feeling. Thanks hopefully I make it though this, hope it's not like this with a first born kid (guess you get that no matter what)

I purchased my house at the age of 23 as well, i know how you feel. I have owned it now for almost two years. My girlfriend of 4 years lives with me but the house is in my name only. It is a big step for you and her to purchase a house together, almost a bigger commitment then getting married in my eyes. Make sure you want to do this and only if you plan on marrying this girl. If you two happen to break up, it will be even tougher with making payments on only one income. Think it through long and hard, weight the pros and cons of everything. I am 25 now and there is no better feeling then having a place that you can call yours. My house is almost identical to the one you might purchase (exterior) I live in Maine and not RI so the cost was just a little bit more then half of the one u are looking at.

Man! I get a nervous stomach signing for a new truck every couple or three years! Ya'll just remember to always treat each other like you did when you first met. It'll all be good! The house will be paid off a little early and the kids will be graduating high school. And you 'll be getting some grey hair. If you still have hair. Never cheat on 'er or put up with it yourself. Sounds like you're off to a good start. Make it a good finish!

Real Estate is the best thing you'll invest in (remember Location, location, location) if you arent married yet, dont put her name on the deed. Take it from somone who did.

You took the words right outta my mouth. I'd be queezy too at that price. Holy crap houses are expensive down there. Not that there aren't any up here going for that price, but I couldn't deal with having no money left once the mortgage monthly payment is paid.

I've only had my place for a year and a month. Still $141,000 left to go and it still makes me queezy. But, I do have the entire corner of the cul-de-sac to myself.

At 19 I bought my house, 120k with no money down. Its gone up in value about $50k just sitting here 18 months.
Definetly a wise investment.
I pay around 900 a month for everything (mortgage, principal, taxes, insurance, etc).
Had a female on the title but quickly learned how that goes... had to refinance and cost myself nearly $8,000 to get her name off.

Id say go for it if you have the money and can pay for it alone. Never know what the future holds.

One thing to consider, that house youre looking at has nearly $4k in real estate taxes a year alone! Nearly 400$ a month just in real estate taxes. Even if you were to get a smoking deal at 6% interest (id say not likely with only 7% down).. Thats still about $2,000 a month.. just up 1% more, to 7%, is $2200 a month.

Alot of mortgage companies also want your house payment to stay under something like 30-40% of your income.. So with that said, 2,000 a month, being 30% of your income, would mean you make nicely over $70k a year? If not, plan on your interest rate being higher due to high risk.

Not trying to discourage you or anything, but for the love of god dont do anything financial with a woman until theres a ring on the finger! Even then i dont think her name would be on MY house.

Congratulations. I hope it works out for you. It really changes a fellow.

It is interesting seeing the different prices posted. In my neck of the woods, I had my now 10 year old 3200 sq ft. on near 30 acres listed for $225 K. Had only one hit during the contract period. (Just a few years back).

There's not a house in the market for that price within 50 miles of where I live...
300K isn't a bad price,
I dropped $55K for my 3 bedroom 1-3/4 bath 2000 sq ft house. No down, closing costs, plus $2000 in my pocket but then again, it appraised at $85K and the county had it accessed at $80K. In this county, the only way you get to $300K is to throw in a 100 acres or so.
