I think they are fastened fairly well. The MARC train (commuter) that leaves a station about 8 miles from my house (heading for Baltimore/DC or up north to NY) just had to contract for additional parking spaces. People were clogging up all the spots out in front of businesses. More people are car pooling or taking public trans than ever!
I would say as long as demand continues to DROP and push for alternate sources and NEW sources grows, we shouldn't see those huge spikes.
