Well the good news is I bought 5 acres of woods to build my dream house the bad new I have to sell this house first in this crappy market
. It's a scary thing and sad as well this is my first home and we started our family in it I hate to say goodbye but I am ready to live in the woods and have some land .25 acres just isn't cutting it.

I hope you have better luck than we did!! We got a heck of a deal on a place at an auction that sits on 20 acres at the end of a dead end dirt road..The only downside is that it took 17 months to sell our other house. Talk about putting an end to any extra spending!!
that sounds awesome, I am kinda stuck here in Calif for now, can't even afford to buy a house here, the housing market has come down some but anyting decent is still 250K +
Hope it's better there than it is here. From what I can see absolute minimum marketing time is 180 days. That is if you are priced RIGHT, showing well and STILL willing (and able) to accept a reasonable offer.

Homes are finally starting to sell around here. That's good but only after values dropped $150,000 from what they were just a couple years ago. I can't wait to sell my house and move to the sticks but I'm waiting until values go back up some....
Is there anyway you can rent the house out instead of sell it until the market comes back? We're right in the middle of a conract on a house and we are going to keep our current house and try to rent it out. My agent keeps assuring me there is a hot rental market right now in this area.

We went to look at a "fixer upper" waterfront about a month ago (still $500K in our area). Problem is, I will take such a hit on my current house, it wouldn't be worth it. People STILL aren't in the real world quite yet. Competition from foreclosures, distress sales and people who just HAVE to move is also helping drive up inventory and hurt prices further.
I'm in the same boat out here .... got pre-approved for a VA loan and could carry the two mortgages, but the way things are right now when it comes to selling a house ... it might turn into a real loooooong haul if I did it that way. Think we are just gonna rent instead ...

Thanks everyone all I can do is pray for a miracle,that 5 acre slice of heaven is calling my name BRAD BRAD BRAD come build on me hahaha. Well good luck to everyone else to. I am not looking forward to that second mortgage payment. Oh well at least I have my family and of course that big bad dodge that's all paid for.
I am so jealous of anyone who has a couple acres especially if it's on the water or in the mountains somewhere. My 1/4 acre lot here in the DC suburbs cost more than you guys probably paid for your big plots of land. I cannot wait until I can do what you are doing Black Sunshine 04. My biggest problem is that I have two young children and the schools here are excellent. Schools in the country don't always rate as well and that makes my wife want to stay here as long as possible. I would do anything for my kids so here I am. Maybe I'll still find me that piece of land somewhere soon and just sit on it until I'm ready to build.....
Zillia sure the schools don't rate well but look at the student too teacher rates and see that there is like 20 kids per teach vs 40 to 50 per teach tell me who is getting the better deal there
Yeah the schools around here are pretty good the classroom sizes are like 30 kids per teacher,I loved going to school here I knew everyone in my school and still do and I graduated 10 years ago. "Don't put of for tomorrow what you could do today,you never know what tomorrow has in store for you" that's my famous quote I live by it. Take care everyone.
Guess that raises a good question for me,,,and i would value your thoughts. I have an opprotunity to buy locally a 12 acre place with a 3-bedroom house, a 40x60 shed with a concrete floor, 220V service & heat, and about 8 tillable of the 12 acres for under 150k. The house needs TLC but is livable. Problem is to work suddenly becomes 33 miles instead of 11, and almost anywhere else is about 20 miles, all are "each way" figures.
I've always thought that land holds it's value, especially that with trees and some tillable. IN town I could get a nice 3-bedroom place for the same money, but about 1/4 acre or maybe 1/2 is just out of town. Any thoughts here, no mortgage as of yet.
